We just purchase a spec that just past the framing phase. Long story short, the home was sold to us w/ $25K in upgrades. We went to the design center and changed a few things here and there. After our changes, the upgrades came to $23K.

Can we get $2K taken off our sales price or can we use the $2K to buy some more upgrades?

You should be able to get one or the other. What does your contract / builder say?

My contract says that the purchase price is X, but since I spent $2K less, will they change the contract to x-2$k? Where should I look on the contract?

Ask the builder. Since you have used less than your negotiated allowance, it is possible that you can get it as a rebate on closing or you will have to pick some more upgrades. It is whatever you two can agree upon.

My guess is they are gonna have you add another $2k in upgrades...but you can always go in with the angle that you just want $2k taken off the bottom line..Call and talk to your sales person immediatly, don't put it off...GL

A good builder would give you the 2k credit... but keep in mind, 25k at the design center doesn't cost them 25k in materials and labor, so they want you to get those upgrades.

We bought a spec in the framing stage. My builder just wrote credits whenever we had them (Drees). They said that if we ended up with a credit at the design center, they would also just credit us, as long as it wasn't huge (less than $3k or so).
