Thanks Christie. We are trying to keep it around 3000 sq ft. But we are not finding any homes with media room with that size.

That's because the 300-400 sq ft media room is almost impossible to squeeze in a 2800-3000 sf home. Almost any decent media room house will be 3300-3800 sf.

Your budget is going to limit you to Wellington Estates and "Plain Old" Wellington within the Wellington Master Planned Community. Wellington Estates is a few years newer.

Media room was in big demand few years ago but not any more. I was reading some articles about home trends and it seems that now people would rather have a covered patio or sun room. I guess with green wave and iPad craze things are changing.

Not true. True media rooms did not really exist in homes until about 6 years ago and by many men it's still very desirable. It's hard to find a true media room on homes older than about 2004/05.

They are man caves and high on a guys list of "wants".

Thanks mSooner. According to the maps, Wellington estates seems to be the last one on FM road. We will keep checking homes in this area. With our budget constraint, we might be restricted to 0.15 to 0.18 lot sizes. Are these homes in these lot sizes difficult to sell later considering people prefer FM for bigger lots. We are thinking of preferring relatively later built homes vs lot size.

My neighborhood is from early 90's and almost all have a media room. Probably trend started late in mass built units. If you browse architectural websites and forums than it seems that media rooms/man caves are loosing popularity but guess it can be a market based thing.
