Agree. I think this house also has a side driveway that means you would be exiting your house ONTO Hillcrest. Challenging location, especially with little kids.

A big chunck of North Texas is located on black clay soil which expands.

Expansive soil can damage foundation if not maintained properly such as watering & has proper drainage. It is a little more expensive to repair a foundation that is on a slab instead of one that is on pier and beam.

The p&b foundation has a crawl space, so they usually go underneath and add pilings. With a slab, they have to dig around the house and add piers and depending on the extent of damage, they may have to dig through the house slab in the home too.

There are several threads about the subject if you want to read more.

>>4117 Purdue AVE University Park 75225<<

What a super cute house and backyard. The owner of the house is also the realtor selling it so I wonder how much budging she will do.

According to http://www.hpisd.org/LinkClick.aspx?fileticket=JiphFbBA-Io%3d&tabid=57 (broken link)

4117 Purdue would be zoned to Hyer Elementary, in Highland Park ISD

Every location in HPISD is zoned to McCulloch Intermediate, HP Middle, and HP High.

Considering she purchased it for half the price she is asking, I'd say very likely. However, it hasn't been on the market long enough.

That is because HPISD has 4 elementary schools then they all end up at the same Junior, 1 middle and 1 HS.

Makes sense, I thought possibly it was a flip house. I wish I had $$ to plunk down on it, or some of the others mentioned.
