they are paying the realtor's commission--from as many problems as people have described with closing/mortgage foul ups--it looks like you would do yourself a service if you used a realtor in dealing with them---I hate to hassle about stuff that I really don't feel is my knowledge bin--realtors know title/mortgage companies...let them earn that money...

as long as you are willing to pay for changes they will probably build pretty much what you want--
but from what I have seen in Tarrant co for Drees--they do build almost ALL houses in their developments--just depends on the market, if they want to sell off some of the lots for cash infusion, how marketable they think it will be---I can almost tell any Drees home from the exterior when I see it on MLS listing--I just think they repeat the exterior styles of homes TOO MUCH inside a development--very cookie cutter---they wont swap a design from like their San Antonio neighborhoods to here if you want something different---that is what they are very fixed on---they don't like to mess with different roof lines--like you would not get them to do a craftsman-tudor because everything style wise is Old-World or Texas gothic right now--and lots of towers/turrets in Frisco for some reason...

think like any tract builder Drees's homes varies by the neighborhood and the on-site manager and crews--some people get lucky---I will say that in the Keller development of Harmonson Farms (which they split developed with Highland Homes) off Bourland Rd--Drees did an excellent job of keeping as many natural trees on the lots as they could instead of just anticipating house that would go on the lot and cutting out a swath---they waited until the house plan was approved by city planning and then when they were ready to do foundation would cut trees--tried to minimize damage as much as possible--makes those lots/neighborhood look very nice and also were able to price them higher...

We are currently building with Drees and it has been 6 months of nightmares. The largest problem that we have run into is that at the end of construction 1 by 1 leaks started in the plumbing system and ultimately led to 7 leaks. Currently, Drees has had to put 38 holes in the walls and ceilings to check the pipes for leaks and all they are doing is patchwork to cover up the holes. We have had one problem after another. I would highly recommend you choose another building unless you want headache after headache.

Sounds like somebody botched the PVC pipe glue process. Can you get the city residential inspector involved on your side? Do you think any insurance company would write you a policy if they get wind of something like this? Better hire your own independent inspector right away too. They might be able to guide you.
