The discounts are always changing and with the housing market improving again, you're not going to get the deals you would get compared to lets say a few years ago. But at the least, most builders will negotiate with you on free upgrades so definitely ask for those. I would say average ~$15-25K max? Again, this was a year ago so things may have changed.

There is very little discounting going on now. Sales are very strong and prices went up 2-3 times in 2012.
