We picked this community because of the down home feel. About 2 years ago, I hate to say this -- but when Savannah really started letting people rent out their property is when it started for the most part. This is in no way saying anything negative about the 99.9% of people that rent, I used to rent. It is the type that care less because they do not own the property. Lets see.. it started off with kids roaming the streets all hours of the night - then those kids started breaking into the workout room to sleep, then steal from the gym. It just esculated from there. the play ground was burnt down, things being stolen off of your pourch-garage(if the door is open) cars being broken into... things along those lines. Could it be worse, yes..But at this point it hurts to see this happen to what was once a 100%wonderful place to live. Its those few bad apples that ruin everything for eveyone else. We need to get the community more involved not ignore and hope that it goes away. Power in numbers.... If we as a family community at this point(before it gets worse)start getting involved, we can once again be that 100% wonderful place to live. Savannah Elem. is a wonderful school and I would hate to have to move my children away from that. I hope this better explains.
let me also add to the above that it is not just the renters as is the parents that do not monitor their children. That is a very big part of all that is going on...

I live in Savannah, and these allegations sound pretty weird to me. I see no problems with the gym, which is in pretty good shape, my neighbors sometimes leave their garage doors open at night, and I don't see kids on the streets at the wee hours.
On my street, in the section known as Georgia Village, there are many houses with patio furniture on their front porches, and it's been there as long as I've been living here. We have a pretty good neighborhood watch organization, the neighbors all know each other and understand when a stranger comes into the community, and in my opinion, the neighborhood is very safe.

I am very aware of the crime watch association. I am happy that you are unaware of the things that have happened in the last 5 years. we have recovered severl sotlen bikes, patio furniture has been stolen, car windows have been smashed. Equipment has been stolen from the gym, the play ground equipment has been burned down, Teens out on the streets late at night.. I am not paranoid, feel free to ask around to familes that have lived there from the beginning. Peach Tree Village or Wisteria Village..
The only Savannah I was familar with was Savannah, GA. Learned something new today. Dr. Horton make very good homes and they dont waste space like alot of home builders do.
Their yards are really, really tiny and they have short fences and zero-lot lines, so make sure you like your neighbors!
We looked at them a few times before deciding on our house, and it really just felt Disney Worldish with all the colors, narrow streets, etc. And I was very unimpressed with their floorplans. They were really small unless you wanted to pay a lot. And yes, the resale value right now is not good, but it's not good anywhere.
They're cute and they're different, so if that's what you're going for, give 'em a look.
Make sure you know what you are getting into. Savannah is in a SUD (special utility district). It is not incorporated into a city. So basically the SUD can pretty much charge you whatever they want for water/sewer. Do a search on Mustang SUD the Sud that provides these services to Savannah.

This post is typical of bad information being generated by certain people to smear the neighborhood, for their own personal reasons. First of all, there is NOT hundreds of houses with broken foundations, there is less then 50 with foundation problems. They are mostly in clusters along a couple green belts and were caused by heaving by the clay, during 2005-2006. I know because I have one of those houses. There is over a 1000 houses in Savannahwithout a foundation issue. The reason Huffines is doing "nothing" covering the damage, is because it is covered by the builder and the home warranty, not a developer.
Next, Huffine's "survey" had nothing to do with it. Soil samples may have showed something, but it was not the survey. It was a survey contractor anyway, if you want to say they screwed up, and there is no proof to that either.
Calling Huffines criminal is nonsense. There are hundreds of neighborhoods where there are soil and foundation issues in Texas. The soil samples taken from the houses recently didn't show much more then they showed back when the neighborhood was graded.
The foundation homeowner's group asked for a independent engineer to go through the whole neighborhood, review all old plans, test again and report back. Huffines agreed to pay for it, at a huge expense. It was done, and the report is available.
Vision (formally woodhaven homes) homeowners have problems because Vision went out of business, and they are not happy with the warranty, which would be the same even if Vision was still in business. The builder is only responsible for two years, the warranty (a separate insurance company, called Homes of Texas) covers the foundation from day 1 through 10 years. Most warranties read about the same everywhere in Texas. They cover foundations, they don't cover cosmetic damage. Now, that said, the houses that are repaired and being repaired are getting piers, which cost the builder about 70k each. I haven't paid anything out of pocket. DR Horton is repairing all homes that are within specification of what is considered foundation heave or break. They are also doing all the cosmetic damage repair and complimentary upgrades, even though they are not required to do so. For anyone wanting to buy a home that has had foundation piers, it has a lifetime warranty on it. It takes the slab off the ground and is a better foundation anyway.
If you are really worried about foundation here or anywhere in Texas, then pay a little extra to have piers installed before you build. It's not that much more to have a pier foundation than a slab foundation. Most new construction that does have a slab foundation problem has it in the first 2 years.
Be aware the posts that want to hurt Savannah, are limited to a very few homeowners that had this problem, and they think putting negative stuff on blogs is going to get them leverage for more money by threating to hurt business for the builders and developer, by discourging potential homebuyers. I don't feel sorry I live here with my past foundation repairs or that I bought here, I feel sorry for the people that can't seem to work this through in a reasonable manner, and want to bring down the rest of the neighborhood with them.

The water district can't just charge you whatever they want, as the homeowner's now elect members of the board and anyone can go to the meetings and hear what is said and comment. They are held at the clubhouse. There is no reason to just raise the water and sewer. The water is bought from Trinity, and we contract Mustang to do the meter reads and billing. You are right our water district board tells Mustang what rate, but I wouldn't know why our water district would gain anything by overcharging ourselves. There is no place for the extra money to go except into our water district coffer, and if that is happening, I would find that interesting.
