Looking for some options.....good places to settle within an hour of DFW?

Wife and I are settling/slowing down and looking for some property for a small hobbie farm....5 to 20+ acres. Wife loves horses, chicken & gardening and I'm her repair man. I love to waterfowl/deer hunt and fish.

We have friends in McKinney, Sherman, Sulphur Sprs and Mount Pleasant areas. SS & MP are a little far out for us. Have two adult boys and want to leave the door open if needed.....1 hour out would allow them the potential to fined work if they ever relocated to our area.

I would consider ourselves conservative.......just like people to be responsible!

Any assistance would be appreciated.

How much you willing to spend ? Makes a big difference, the closer you get the more expensive and hard to find the land.

The hardest thing to find in North TX is plenty of affordable land in a good location.

Celina!!!! You can still find affordable land there. Great location. 40-50 mins from Dallas.
I have horses too and I just bought a wonderful property in Princeton. I love it here. I work in Frisco and it takes me 25-30 minutes to commute to work. Land prices in Princeton cheaper than in Celina.

I second Celina. Our friends moved over there. Have a natural pond of their own, some hey, armadillos all around and it feels such a remote place!

It won't be for long if growth patterns in North Texas continue the way they have been for the past several decades...on a trek to reach the Red River.

I remember back when Little Elm was the "it" place to move for a quiet country lifestyle not so far from the "big city". My great aunt even packed up from Richardson to move there. Now Little Elm is just another suburb of Dallas plagued by crime, drugs, illegal immigration, & what have you.

If water fowl & deer hunting are the OP's thing I'd seriously be looking at areas east of Dallas if I were him or her.

There are no natural boundaries preventing Dallas/Fort Worth from sprawling & that's what is so scary.

Celina might be an ok choice if you don't see yourself living there in the next 15 or 20 years.

Thanks some much for the info...Price range will be around $300,000.00.

How long does it take in the morning to get from Sulphur Sprs to Dallas?

You mention "property". Is that land and a house or just land ?

Land & House ?

You should meet a good real estate agent and have them set up a search in our MLS system that emails you homes with your search criteria. You should sit down with them and discuss your "Wish List", what's reasonable and what's not. I have a client that is looking for a 1 acre place around $250k, 4 bedroom, etc... I have about 4-5 searches from different areas set up that mails him whenever a home hits the market.

That would be the easiest and save you tons of time to help narrow your focus. You could even drive to the area to see if you like it then when you get 2-8 you like, get the agent to go with you to see them.

With traffic you're looking at a minimum of 2 hours!!!
