Default Southlake Gateshead Ct. question

We are relocating to the Dallas area and have been looking at houses in Southlake. Curious if anyone knows any issues going on in the Gateshead Ct. area . . . all of the sudden it seems like half of the houses on that street are for sale. We'd like to think it's relos, downsizing or upgrading . . .but before we go visit thoses houses, wondering if anyone has any other insight!

Most of the homes on that street back up to 1709, which means a lot of traffic noise. I would look elsewhere.

That's a nice, better than average neighborhood for Southlake. They are building top level park facilities nearby and likely a top notch Senior Citizens Center across the Blvd and down aways. You're in the heart of the Southlake at that location. Doubtful people are "upgrading". Likely just a coincidence. Relocations.

Foxborough is a Drees tract development--
with all the +/- that come with that label...
Drees homes have good reputation in Southlake and those are decent size lots for the size of the homes

some of the homes were built by Saunders which is upscale arm of Huntington Homes--local developer--Drees and Huntington/Saunders have done other developments together over the years

Foxborough does border 1709 and Gateshead is backing up to 1709
but if you look on tad.org--the Tarrant appraisal site--and check the addresses for homes for sale you can see a pattern where many of them on that street and others sell fairly often--maybe every 4-6 yrs...

it is area that appeals to lot of mid-management people who work for companies and pass through DFW on their upward climb in their profession--also for doctors/CPAs/small business owners who value what Southlake has to offer

I have not read anything about 1709 being widened any more -- in fact I don't think it can be widened anymore in that stretch but there is some modification going on with the center divider--and big point of controversy in Southlake because of how it is less convenient to cross over than it used to be...

Two points--
the market even in Southlake has taken some hits in past 3-4 years--
it is possible that some of those houses MIGHT be rented and their owners living in other areas--and they are taking the upswing in the economy/RE market to put the house on the market vs rent another year
you can check any house on that court (or any other in MLS) on TAD and get the current mailing address of the owners and see if owners have different address

if all are owner occupied then it is more likely that people have either been in the house for while and are being transferred or that some of them might be turning into empty nesters and want to downsize--
those homes are fairly large

but it is interesting that there are 7 homes for sale in Foxborough and 6 are on that court...
it can happen that way sometimes that most homes for sale turn up on same street but it is off-putting...
I would suggest calling the agent for the house NOT on Gateshead and just ask about those on that street--

YOu can check listing on an MLS map and see that just being located along 1709 in and of itself is not reason to have a house up for sale....

Point Two--
There is a medical facility All Star Orthopedics that is EAST of Gateshead Ct--and no room to expand
but across 1709 there is vacant land--and behind the Orthodontics complex there is vacant land (at least on Google map I get)

it might be that there is project going in there that would be multi story that might be less desireable to people on Gateshead Ct...but in that case you would think if it is the vacant land N of 1709 the street behind Gateshead would also have homes for sale and that is not showing up

Southlake has very strict building code and usually handles objections from residents pretty well--city council listen and often turn down construction projects that residents don't want--or require the builders to make modifications...
so even if something were going to be built in either location I think it could only be two stories high--but traffic density could be affected...

you could call Southlake planning/zoning and ask if there is any construction going in either location by Foxborough
if it is public knowledge then they would tell you fairly readily I think

Default I asked the exact same question last week on the fort worth board!

Not only are there alot of houses in that street for sale there have been a few over the winter that listed and sold as well -it is interesting that more than a few of those homes are for sale-it worries me about that vacant land could it could end up being "anything"-light commercial would be my guess-foxborough lane has had a couple of houses for sale too-one that was on for a long time-plenty of price reductions-I don't think it sold I think they took it off market-now the house next door is for sale as well-I'm was concerned enough not to look at anymore of those homes....but your realtor could advise you more-or go to Southlake planning dept and see if anything is in the works for that area

Thanks so much for the insight. We won't be actually touring any homes until next month, but I've been keeping my eye on the market for the last four months since we've learned of the relocation. I will definitely follow up with the Southlake planning dept. Loves2Read, thanks especially for your thorough input . . .I read many of your comments over the last few months and find them very insightful!

Default I have visited a couple of houses here

they are very nice-but then all the houses we looked at in southlake were nice-just you get mor picky the more you see!

What do you guys think about property backing into a commercial? I saw a house on shooting star ln that has very nice feature and is reasonable but it backs into sprout...:-(

Check lights from parking lot as to how much overspill there is--- some lots are worse than others
Ask at store about the delivery schedule for large trucks and about the garbage pickup for the commercial dumpsters
smell can be a factor
that is grocery so their dumpster can have more products that would go bad/smell/be noxous....

there are other stores in that commercial lot than Sprouts even if house is abutting that store more than others

that type of problem means that resale will be more of problem
you might be thinking the house's features offset the downside of location but remember that while the appraisal might not view that location as a negative MOST home buyers would--and they won't pay the same price point for a house backing up to Sprouts that they would pay for the exact same house located in better spot in development...

I totally agree with loves2Read, Southlake is a great community to live in, and the city are very strict with it's building codes. The community that you mention also happens to be very close to a very popular shopping area which contains Central Market, so there's a lot of traffic from that, as well as the traffic on 1709. They finished widening 1709 last year and don't have the space to do anymore.

I also want to add that there is a new 285 acre housing complex being built on the other side of 114 called Carrilon, with home prices similar to this neighborhood, some owners might want to sell their old houses as opposed to having compete with this new housing development that is building brand new homes for similar prices.
