We looked at Shady Shores last year. It's a very quiet, small community with absolutely no businesses. However, it's also right off I-35, south of Denton, so there are plenty of shopping opportunities around.
I loved the secluded, serene feeling. Unfortunately, many of the homes we looked at were pretty outdated. The rest were out of our price range. Sounds like you may be having one built, though.
One thing we did not like, though, was the traffic into Dallas. Since you're next to the lake, there's really only one way out, and it does get congested.
The train tracks that may show up on the maps are no longer in service and have been made into a jogging trail in places.
Corinth is just North of Shady Shores and also nice, although the homes are a little bit more cookie cutter and close together.
