Default Flower Mound Oaks

Hi All,
We are moving from NJ to Dallas in August, we are looking for new construction. What do you think of Flower Mound Oaks and its location? Is it a concern as it located next to Lewisville? Also, please advise if there is any other new construction in Flower Mound. To us, the neighborhood and school are very important. Thank you for your time!!

I live in Flower Mound and there are a few new construction choices. Toll Brothers has Flower Mound Oaks, Preserve at Flower Mound and Flower Mound Woods. I think the Woods are about at closeout though. I also saw another area in Wellington that was about to be built, Wellington Manor by K Hovanian Homes. The Oaks would not be my top choice because of location. The elementary school, Vickery Elementary, that it is zoned to is only rated Acceptable. Most of the Flower Mound schools are Exemplary. Wellington Manor and Flower Mound Woods are both zoned to Wellington Elementary which is Exemplary. Not sure about the Preserve. Wellington is a good school but would not be a top choice because it is so overcrowded and the biggest elementary school in Flower Mound. I don't know what kind of budget you have but there are lots of very nice newish houses with Exemplary schools for you to choose from.

Like Morgan427 said, Flower Mound Woods are better choice, examplary schools and very nice House price ranges from 500k to over 700k while it is 400k-500k at Oaks. Good luck!

Our budget is $500K-550K. My husband went to the Woods sales office, the model home is astonished! Same with the price, there all $700K++, though basis price begins from 500k. The sale man recommended Oaks to us for our budget but we are quite concern with the location. Will sure go check out Wellington Manor. Which elementary school do you suggest? Do they still have gifted and talented programmed in F.Mound? Thank you very much!

FM Schools are part of LISD. They do have GT program. If your kid is already in a GT program they might transfer you without a test. Please speak to the school counselor.

I think Wellington Manor is in your price range and is across the street from Wellington Elementary, which is rated Exemplary. I'd jump on the chance to be able to build new construction in Wellington, which is a solid place to live.

I'd stay away from the Oaks due to the location alone.

I would definitely stay away from the Oaks. You don't want to spend that kind of money and send your kids to that school. Yes, Wellington Manor is zoned to Wellington Elem. There are lots of good elementary schools. Look at lisd.net and it will give you a list of schools, the feeder map and all the rankings. My son is in the gifted program and it's great. If your kids are in a program where you are they will have to be retested for LISD.

My son was in the GT program in Kansas and they transferred him to the GT program in FMHS without a test. They reviewed his testing documentation and transcripts. I have also heard of kids being retested. Here is the link of LISD GT program and contact to get more information.

Since the new home is on the edge of what you can afford, and property taxes are high, I'd consider an alternative.

There are a lot of good existing homes in FM for sale which are more reasonable in price in the neighborhood you like.

New homes in FM starts from 450K minimum. Currently there is a substantial difference in home prices between existing and new homes in FM. Its spring time and home sales are generally higher but I have seen homes go within days in my neighborhood and sale price also going up. As per the newsletter I received from a real estate agent, FM home sales are at a 4 year high and have increased 21% compared to the same time frame a year ago.
