I've been in the metroplex long now. Remember this same kind of news stories also on Mesquite, Arlington, Mansfield, Plano, Frisco, Glenn Heights. While it is notable, the only reason to live somewhere is that the location makes sense for the buyer....not because the prices are very attractive for the housing available...(which usually means a place is far flung burb). Nothing against Prosper, meant. But I went out there once and it was such a long drive and felt like another mass construction burb to me.

I just hope the city is keeping up with the infastructure. It's not always fun moving into a new area only to have "construction projects" (streets, sewers, stripmalls) for the first 10 years.

Totally agree. Remember right now the traffic around the city will be fairly good, but infrastructure development never keeps up with the growth in a boom town. Within 3-5 years we will all hear about how much money Prosper, in this case, needs to upgrade their roads / schools / police and fire stations ect. Some of them maybe good now in anticipation of this growth, but they *never* keep up. Look at the other towns Squirl mentioned as anecdotal examples.

Plano took the shine off Richardson, Frisco took the shine off Plano and next stop is Prosper... maybe I will live long enough to cash out big time at Lake Texoma.

can't believe I am going to defend Prosper of all places, but...Their pace of growth is a little more measured than the aforementioned spots.

In any case it's still a valid point to consider regardless when you buy in any town that is not even a fraction built out. If Dallas continues growing at the (rather alarming) pace it is, buying in Prosper isn't necessarily a terrible longer-term investment. In my view, the argument becomes less about Prosper and it's farther out location, and more about Prosper and HOW it's going to manage growth so that it enhances values etc.

I really feel like sometimes the people who live closer-in take information like it's a threat to the existence of their favorite locale..Although I understand the economic reasoning behind the property value argument in DFW, the place is growing and people don't NEED to live close to the city anymore. And anyone who believes that will change and people will need to move closer in due to fuel, inflation , blah, blah, blah is dead wrong. As long as companies are willing to locate in places like Plano and Frisco you will see growth outside the urban core, giving value to places like Prosper. Like that all over the US quite honestly.

Good points....

Prosper is widening all major roadways right now,Preston,Coit and 1st street. Construction has been moving very quickly. The bridge at the corner of 380 and Preston is almost completed along with the mass roadway extension.Tenants will be announced for The Gates of Prosper by the end of this year and construcion will start in 2013 when the Preston Road expansion is almost done.Since the estimated build out is about 69,000,the Town is not comparable to Frisco,Plano or Mc Kinney. I think that Flower Mound's devlopment model and growth is the best comparison to Prosper.

Now, now skids, let's don't throw a wrench in the "suburbs are a wasteland" argument by making common sense.

Oh goodness, more common sense and factual information. What's the "Inside LBJ is the only viable option for quality of life" crowd going to do if you guys keep spewing this stuff?

From the perspective of a renter, driving so far to deal with lot of construction and with lack of amenities does not attract me though prices are economical compared to other contenders and lots are bigger.
