You can look at Waters Edge Ranch in the Athens area. They're actually having a grand opening this weekend.

There is Lake Granbury too. It really is a retirement town. It is located about 30 minutes SW of Fort Worth. About an hour or slightly more from Dallas (depending on traffic).
