Default Do you think Colleyville and Southlake will become more diverse as time goes on?

My family recently moved to Fort Worth and we are trying to find a community to settle down and build a house in. We are Asian and wanted to find a location that has about 10-15% Asian population. So far, the communities we like are Southlake and Colleyville, however they are not very diverse. We could get a new construction home in Southlake and be close to the town center which I like. Do you think in 5 or 6 years there will be more Asians there? I have looked into Coppell, but it seems like it is already pretty full and we are pretty set on building our house from the ground up. We are looking for a home in the $600-$750k range in a good, safe neighborhood with good schools and that is at least 10% Asian. We would also like it to be close to a highway and close to shopping (grocery, malls, restaurants, etc.) My husband also works in Flower Mound so we would like to keep his commute relatively easy at about 30 minutes tops. Any suggestions?

i doubt it. if cultural diversity is a priority, i wouldnt build a house there on just a hope.

i'm asian and have lived in keller and southlake. the drive to arlington or plano for asian groceries was too much for me. although i didnt mind the lack of diversity in both places, i liked the pristine streets, civil neighbors and low crime.

asians in dfw tend to live in two kinds of places: upper-middle class areas where new construction is quickly running out or gone (carrollton, north richland hills, plano, parts of richardson) or run down areas of working class burbs with large asian shopping centers (arlington, garland, harry hines, south irving, haltom city, richardson off greenville and belt line). neither kind of place fits your criteria so you're going to have to decide what's more important to you.

Agree with Eric.

Just like in NYC and older cities, some ethnic groups tend to "cluster" in areas near each other. Here, that's in Arlington, Haltom City, and Plano/Richardson for Asians.

Another reason why I seriously doubt you will ever see an ethnic market in Southlake or Colleyville is that rent on their retail space is so high that that a merchant can't afford to open a store that will only cater to 10% of the population.

If you insist on building a new house, rather than buying one of the plentiful existing homes on the market, you are simply going to have to compromise. As you've found, Coppell don't have much available land left.

No not at all. First of all, there are not many Asians here in the Metroplex. Plano and Richardson have a fair amount of Asians for the area.

How did you arrive at this figure?

First off Southlake is fine for you needs..Schools are excellent and there is enough diversity there. My family lives there and they have Asian neighbors coincidentally, and their neighbors love it there. I wouldn't write it off because of that criteria.

Flower Mound Demographics are very similar btw..If I were choosing between the two towns I choose FM. Just personal preference, seems a little quieter there. But house lots in Southlake are consistently larger which contributes to a great overall feel to just about all the neighborhoods.

You could get yourself a fine home in Timarron at that price point, walking distance to schools, short hop to great amenities and freeways.

Yeah your options are really limited by the 10% requirement. The only places that would come even close to fulfilling that would be Valley Ranch/Coppell (probably the best option, but like you said, new builds would be hard to find) and Plano (commute would be well over 30 minutes). So your options are:

1) Give up the new build requirement (in which case Valley Ranch Coppell)
2) Give up the under 30 minute commute requirement (in which case Plano)
3) Give up the diversity requirement (in which case Southlake, Colleyville, Flower Mound)

On number 2, Castle Hills has a pretty substantial Indian population, not sure if the commute would be under 30 minutes, others here can tell you, but I wouldnt think it would be that bad either.

On number 3, while Flower Mound is not "teeming" with diversity, it's got a fairly substantial asian contingent (not up to 10 per cent though) and being that your spouse will be working in Flower Mound then that might be the best option.

The Lakes at Las Colinas might be getting close to build out but it's very nice. Riverside Village Las Colinas also has several new homes that are feverishly being built.

The commute from Castle Hills to FM would definitely be under 30 minutes.

I don't think you'd be able to build a new house in CH at the price/size you're looking for. The lots for those types of homes are pretty much gone - might be one or two left.

As for ethnic percentages, one easy place to look for this is in the various public reports usually published on each school's website. Looking at the reported ethnicities for elementary schools will probably give you pretty sense for the neighborhoods that feed that school.

To people who stay in Southlake -

Some of you mentioned that there is little diveristy in southlake, how does it work in schools? I mean I am an asian too and dont want my kids not feel included just because there is lack off / or very less diverse populations in schools? I am having the same doubt in mind as like the person who started this thread.

Suggestions please..

Its 12 minutes into FM from CH. Drop down 121 then cut across. Great suggestion.

CH will have a new phase open next year with 1500 homes in it with three price points. Some really nice lots. The OP might wait for that.
