Default Frisco or Plano

I am looking for a house for my family, we work in Richardson, so the single houses in Plano (HW75 west) or Frisco (south frisco closing to 121) looks nice, I heard the schools in Plano is better, but these houses in plano is more expensive and older than frisco. I like newer house built after year 2000 (both new built or in market), how about the schools in frisco, any inputs?

If you work in Richardson I would take Frisco off the table immediately. Replace with Allen. Proceed.

Plano schools are stronger than Frisco's. All three of Plano's senior highs rank in the top 10 public high schools in the metroplex for SAT's, National Merit Semi Finalists, AP exam performance - all the best indicators of college preparedness.

Frisco's schools are mediocre-to-good. None of the high schools rank in the top 20 in the metroplex. They are mid 20's-to-30's. Should be better performing, IMO, considering Frisco's population is much more affluent (in terms of overall HH income and % economically disadvantaged) than Plano's population.

There is a reason the older homes in Plano cost more than brand new ones in Frisco. At the end of the day, you'll have to pick whether you want the best schools you can afford or the newer house....

There are post-2000 builds in a variety of price ranges right in Richardson with Plano schools. Problem solved, commute significantly reduced.

Not necessary , the south East of Frisco is very manageable when you work in Richardson actually most residents in this area do work in Dallas with a very reasonable commute . The schools in Frisco are very good if you stay around 121 , the best ones have often a zip code in Plano and some part of McKinney. You have also an entire neighborhood in Allen, south of McDermott and between Custer and 75 that belongs to Plano ISD that comes highly recommended with houses that are newer. The southern part of west Allen along 75 will also offer you plenty of choice .

I would look at the parts of Breckenridge area in Richardson that are in PISD. Newer homes, nice area, easy commute. Typically cheaper than west Allen (but will vary depending on specific neighborhoods), which also wouldn't be bad commute. Should also be able to find neighborhood in Plano if you drop your house age to around 1995. Frisco would be a longer commute and schools not as good.

What is your price range and square footage/bedroom/etc needs and wants? This will help us focus you to the right area.

Frisco schools are highly desirable and so are Allen. I would suggest in order...

1. Allen...check out Watters Creek and Twin Creeks
2. East Frisco...check out Hunters creek and Plantation Resort

Personally I would not subject myself to that kind of commute. Frisco just isn't worth it, at least not to me. I'd recommend areas closer in but the OP clearly wants a big shiny new house.

My budget is around 300K, single house, 4 beds, one study room, I prefer brandnew house, or at least built after y2000. Child is still very young.

I totally understand wanting new,we built our house in Prosper new and I am thrilled with it.If you want a newer home or want to build one yourself,Allen and Frisco are the way to go. Check out Star Creek in Allen...
