When did most builders start building energy effcient homes in this area ?

if I were looking at new homes vs 2005-2007 will there be much big differences ?

In 2005 radiant barrier was pretty rare, I would say it wasn't until 2010 or so that you started seeing it more regularly. 2007 and newer has a better chance of having it, just depends on the builder.

2005 and up you should have the new fiberglass/composite window frames, even if they aren't double pane windows. Again, the newer the home the more likely it is, as well as being dependent on price point.

One can always add these things and more to make any existing home as or more energy efficient than a new built. You can go all solar and green. I've been to super energy efficient european homes much older but upgraded efficiently.

The home that I am looking at is a 2006 highland home

It looked like it had radiant barriers but had train xr13? 13 seer AC units ?

13 SEER is the minimum standard and has been since Jan 2006. To be considered energy star compliant, it has to be 14 SEER or above.

Our home was built at the end of 2005/early 2006, the buyer opted for 14 SEER. If you have 13, it's not much worse than a 14. I'd wait until it goes out, then upgrade if you want. Prices for higher SEER units will be cheaper then anyway.

There will be some difference due to more energy efficient appliances, tankless water heaters, and higher efficiency HVAC, but it will also depend on the size and design of the home. Large open spaces and 2 story cathedral ceilings allow all of warm air to rise to the 2nd floor when heating and it takes longer to cool those 2nd stories as well. The amount of attic insulation and proper attic ventilation is also important to look at for overall efficiency.

You can save a lot on utility bills by staying in a condo. If you want a spacious home with open floor plan and magnificent foyer than you must be able to afford bills to maintain it. Actually, not only utility but you can save a lot on condo mortgage as well. That's what I plan to do after retirement. IMHO going with low ceilings and closed in floor plan in a 4k sq ft two story kinda defeats the purpose.
