Hello all,
I'm looking for a new or previously-owned/slightly lived in home and noticed that there are quite a few homes in this particular area of Mesquite that are up for sale. Does anyone know why, besides the fact that maybe the owners just want to move or relocate??? It just seems strange to me that an area as nice as this has soo many homes for sale, or am I just paranoid??? ![]() |

Schools are not so good in that area. Most all of the other homes are old/small, and the occupants are lower income.

I would appreciate it if you could elaborate a little more, but if not then thanks for your help. |

We used to have a friend who lived in the area, and my veterinarian actually lived out there, too. Unfortunately, I have no idea if there was an HOA or not.

Mesquite is a very nice place to live. Never heard of a HOA in Mesquite. My nieces go to school here and they like it. Each school is different in different ways. The high schools require uniforms. Its not an industrial city like Irving and Garland are. The Cartwright area has a rural feel to it. Its not as developed as the rest of Mesquite and surrounding areas. Like every area of town, it has crime but not as much i don't think. I say a reason for people moving is income. People just can't afford bigger homes as much anymore. The job market has been unstable for a good while. I do live off Cartwright Rd. And i like it very much. You don't have a bunch of businesses in this area so you have to go a couple of miles to go to restaurants and stuff.
Theres a Kroger and Albertsons and Tom Thumb in this area. Walmart is about 4 miles away. Hope this helps. ![]() |

The area you are referring to is called Creek Crossing in Mesquite. There is no HOA is this particular community but the city is very vigilant at enforcing the code.
There are many many neighborhoods that have mandatory HOAs in Mesquite such as: Falcon's Lair Club Manor Hills at Tealwood Cantura Cove Parkview Glenway Estates Pecan Creek Stonecrest estates this is really just to name a few. The school district is rated "academically acceptable". There are 44 schools in the district of which 3 are rated exemplary (all elementary) 17 are recognized and the rest are AA. Naima |

Creek Crossing grew so fast, they were building like crazy
a few years back. These homes are not old by any means. Mesquite schools and the area are increasingly getting worse. Everyone in Mesquite seems to be moving East... Forney, Crandall, Heartland, Rockwall. I have quite a few friends that still live there still. |

Avoid the older Ryland homes in Creek Crossing. Some of my relatives lived in one and their whole street had horrible foundation problems after only a few years.Their entire street sued Ryland to fix the problems, but I honestly don't know what happened...

my area is called Valley Creek, its between Cartwright and the park, not creek crossing. They were built around 1987.
