proximity to train tracks, DFW airport airspace and golf course with no yard would all be a big turnoff for me at that price point but I imagine it will sell fairly quickly.

Pros:
Lovely views
Beautiful house
Nice subdivision
Cul de sac
Golf course at walking distance
Free golf balls



Cons:
Third house from the train track & busy road
Schools are good not excellent
House next door 2213 was sold in 03/2012 below $500k
Commute to Dallas is less than ideal if you or spouse may need it for jobs, private schools etc
Chances to negotiate prices are really low in current market
Free golf balls

Conclusion:

I'm a sucker for therapeutic value of good views, much higher than extra .1 acre bordered by brown fence.

Those train tracks are currently VERY busy, and if The T ever gets approval for light rail, they will be even busier.

Traffic noise from 26, plus train track rattles would make it a no-go for us. Lovely house, though....

If you pay attention to homes while driving around, you may realize that there are literally hundreds of thousands homes backing to busy streets and all are occupied so people must be living in them and buying them. They can't be that bad?

They aren't bad, but they DO sell at a discount to homes that are more interior in the neighborhoods. Buy at a discount, sell at a discount. You can't change location.

There are certain people who don't care as much about the house as they do the deal or discount.

It's all about priorities. If you like everything else about the house enough, can live with the limitation, accept that you'll get less when you sell but figure you're also spending less when you buy...well, WTH, why not?
