I imagine the first seller did not recover all his investment to re do this home.....but $192/sf backing up to Preston even in Lakeside is over the market price by a good margin. I doubt it would appraise for more than $150-160/sf. So all cash might buy it at something close to asking price but getting a mortgage approved without significant down payment will be problematic.

I see plenty of million dollar properties from that community on Realtor.com and not many of them were renovated from scratch which makes this house an attractive deal. If it was within my budget, i would give it a fair considration. I guess market will decide in due time.

So I saw it... the people who live there definitely are not interested in selling that home. Dirty and not showing well. I'm not sure if the rehab was done with top grade quality in mind - definitely lots of issues with the finish out in person.

Pics are better than reality in this case.

Keep on lookin'.

Not willing to buy unless at $700K for this house.

May be they are house sitters, however if Reno wasn't done right than move on.

Was that your only venture into Plano to see this one house? It is very much over priced. I do not think its worth $700k. Sounds like you have a very narrow focus on South Lake and this on home in Plano. If we can help let us know,

My realtor sent me listings for that neighborhood and out of 20 homes, three are below 700k, at $454k, $649, and $699k. Rest of the 17 are between $700k-$3.4 million. I didn't see the house in person but probably $759 isn't that high for a renovated property in this zip code.

Trust me it is for this SF and backing up to Preston. Avg home size in Lakeside is probably 5000 sf adn this home is 3900 sf.. look at $/sf too that makes a huge difference for one this size and backing up to a busy street. Dig a little deeper or have your realtor do so to get a comp on this home
