Just happened to us too! Walked between the houses last week and noticed all the stuff in the house was gone. At first I thought it was a foreclosure because they kind of left it a mess, but a few days later the new owners (investors) came by and I met them. There was never a sign. I think it may have been on the MLS for a few days at most, if at all.

I wouldn't wait until July. A contingency to sell isn't very desirable right now, but if you've accepted an offer, many sellers won't have a big issue with a contingency to close. That's what we did.

Zillow is not as up-to-date as other sites. Realtor.com is usually the best, from my experience, but no website out there will be as accurate as the MLS, it takes a few days for those sites to pull the new listings. Check out HOA message boards online and Facebook pages. We saw a house before it came on the market after seeing a post asking about repairs and staging on the FB page for our target neighborhood. We just put a general post that we were looking, and the people who'd posted that contacted us directly.

Sometimes the neighbors have more information than the realtors. We found our house because one of our friends had inside information (her son was friend's the the prior owner's son) that they were planning to move out of state. We bought the house before it ever went on the market.

While we were still looking, we actually heard (from different friends) of two other houses in the neighborhood that were going up for sale, but weren't yet on the market. So they're out there...some people are waiting for prices to go up, market to pick up, etc. But if your price is right, they'll speed up their timeline.

It helps to have a lot of friends in the neighborhood looking out for you. Do you know anyone who lives in the area you're targeting?

I guess most sellers would prefer not to go through hassle of listing and paying commission.

Expand your target area and you may get a pleasant surprise. Being married to a certain neighborhood is limiting your choices.

LOL...maybe!

If I put my house on the market I could probably get $210-$215k for it, since it hasn't been updated but is larger than many houses in the neighborhood with a perfect floor plan.

If someone knocked on my door and asked me to move....$300k. Firm. (Won't happen.)
