Are talking Appraisal from the sale or from the county tax district ?

I voted above but its not WAY above appraisal. In most areas accessed values are correct 80% of the time.

County values vs. market values are not equal to each other. Answer: No relation.

But 90% of all homes in DFW will sell ABOVE county appraisal values.

there are still appraisals that are coming in under the selling price in some areas
mainly because you never know how well an appraiser knows the specific area of the appraised home...
most homes probably do sell for more than their listed county appraisal but there are so many reasons for that that are often tied to that specific home vs being true for all appraisals in the neighborhood...

if you did the poll to get idea for buying investment property then I don't think it really does much good...
no way to just how far above appraised price the market value is likely to be
