Thanks for all the input so far, but it appears that none of the above-mentioned communities are in our price range. As a result, can someone please help me narrow down the top 2-3 master planned communities--prefer larger communities with lots of top-notch amenities, jogging trails, etc. rather than smaller enclaves of 30-50 homes. Don't mind older homes, as we would obviously plan to gut, but would prefer a larger, 1/3-1/2 acre average lot if possible. Does something like this exist in West Plano High boundaries?

Here is a list of homes between $400-500k.

Not all of these properties feed to PISD. Remember that PISD school finder is your best source to confirm school feeder.

Frankly , there is not a right answer . If it comes to school , anything feeding into Rice and Jasper will be in the top category , if it's about convenience , people love the Tulane area , it's right at Parker and Preston , if it's about class , the willow bend area will be your choice Etc...The resale value is pretty good almost anywhere in that area , but still you have to keep in mind that you will never make good money out of resale in Plano.

I'm not buying a house to make money--been there, done that, and have also lost a small, 6-figure fortune on a Phoenix house I recently sold. I just want to find a nice place to raise my boys that isn't going to lose its value. I'm done with the 15%/year price appreciations in DC and Phoenix. Thanks for the advice--appreciate it.

Then just buy a house near Rice, Renner or Robinson and call it a day before home prices or interest rate shoot up.
