I've narrowed our relo down to Plano West. Have been looking at homes in the $500-$600k range, but quite frankly, not impressed with any current listings, even though they're all quite big.

As a result, I think I'll drop our target price point down $100k or so and perhaps find an older, fixer-upper that we can reno/gut. I've redone homes before--kitchens/baths/flooring, etc. and don't mind doing it again if we can find a good house with great bones in a nice family-oriented community. We're only interested in looking at homes within the Plano West attendance boundary--thanks!

This may interest you. It's a golf, creek, park, country club, jogging trail community. Only way to get a home there feeding to Plano West for 400k is to make some compromises.

Thanks--and that's a very impressive list of communities, but what are the top 2-3, in terms of desirability, amenities, resale value, etc., maybe even top 5 if you can't narrow it down to just 2-3, from this list?

Top ones are probably Glen Lyon, Willowbend Country and Ranchero Estates. My knowledge is limited and mostly second hand.

Just noticed that OP wants something around 400k, I don't see that happening in any of the above mentioned communities.
