Hi all,

It is a nice looking house that I am considering to buy. It was built in 1998. However, on the second floor, I found three cracks on the wall along the windows. The cracks are on the same level. Will this be a foundation problem?

It's very typical to have cracks here and there in a home, this doesn't mean that it's a foundation issue. Our soil here expands and retracts.

Have your Realtor get the seller's disclosure that will tell you if there were any previous foundation work done. Do your inspections and if still concerned, hire a structural engineer to evaluate the integrity. It's money spent worth the peace of mind.

Perfect advice.

I know foundations fairly well and would have to look at what you're talking about visually inside and outside the home for other signs of stress and movement.
You can't judge if you have a problem by a few sentences here on CD.

Have your professionals involved review and give you their opinion.

I bought a foreclosure so there were no disclosures. My general contractor said there are support piers under the house along the rear section; looks like foundation work was done. But not by me and maybe since the yard is kind of sloping it was just always there in the original build. I will likely not "disclose" that foundation work was done on the house when I sell it since I don't know. Just saying that disclosures do not always reveal a full story since many homes have had several owners.

A structural engineer cost me $350 and gave me peace of mind about a potential purchase. Foundation repair companies wanted to repair but the SE said no, do a good watering program and re-check later.
