I will have to commute into downtown, what's the difference in commute times between these three?
Starting a two week full court press on finding and buying a home, need to be settled before school starts.. Mine just sold in 24 hours here in Mi, I expect the sellers market to be white hot down there.

Coppell 30-35 Min - FM and Grapevine is at least 45-50 and it all depends on where you start/stop and traffic.

What is your price range ? Yes, these areas are seeing multiple offers and selling at full price or over. It can be almost impossible to find a home in Coppell ISD under $400k.

Be prepared to move quickly when you find a decent home here. There is very little room for negotiation.

You stand a better chance in Coppell but the house inventory (age, road upkeep..etc) and general open feel, greenery will not be as good as Flower Mound. Property taxes are higher in Coppell (2.78%) Vs Flower Mound (2.19%) and Grapvevine (2.31%). Personally I rate FM schools better than Coppell and Grapevine.

Flower Mound will take 10 mins more for the commute Vs Coppell depending on where you live. With the DFW connector project scheduled completion almost a year ahead, you can expect traffic congestion to decrease in mid cities specially during peak time. Again if you are flexible on your commute (off peak times) you should be fine in any of these areas. Traffic during peak time is bad everywhere in DFW.

You'll probably start looking in the Coppell / Valley Ranch area then move out to FM if you can't find a home.
Homes in FM will be slightly newer than Coppell. You might also look in Castle Hills.

With this price, I'd highly recommend the Las Colinas area of Irving. That would cut your commute time down to maybe 20 minutes.

For better commutes you may like Hackberry Creek (example MLS#:11928607 Las Colinas, CFBISD)
or Castle Hills (Carrollton, LISD -- example MLS#:11949992).
Also Richardson (example MLS#:11941202)
....or North Dallas in Richardson or Plano schools (zip code 75252) or. (again example for geo area MLS#:11922388)


There are better choices with better commutes than Grapevine and Flo Mo.

there is DART rail going in to Irving/Las Colinas I think--
you can check the DART site for more specific info but frankly if that would land where you need to go w/o another/longer transfer I would seriously consider doing something close to DART rail...
traffic in DFW is going to get exponentially worse because so many people are moving here and having house in neighborhood that is decent commute to a rail option for Dallas would certainly be positive for resale market

Irving schools in Las Colinas are worth considering if your commute can't be made tolerable any other way

and run search for Coppell ISD on this forum
I think there is big development going to happen over next few years that will effect Coppell ISD and discussion about whether one side of Coppell or another will be damaged by having influx of apartments

Irving is actually a very good school district, they just struggle with immigrant kids that barely speak English in some areas.

But with that said, most of Las Colinas is in the Carrollton ISD and the Elementaries are Exemplary.
They should be building a new La Villita area Middle school within the next year (looks like they are breaking ground).
And the high school is a good school.

The average household income in Las Colinas (I speculate) is much higher than Coppell & Flower Mound.
