Northlake Estates, Garland, 75040?
Can anyone provide more information on the Northlake Estates subdivision of Garland? Condition and resale of homes in this area? Builder of homes in this area?
Streets would be Pueblo, Elm Creek, Grinstad, Sage. It appears there is a reserve behind Elm Creek. True?
I've driven around this neighborhood. It seems nice but any other info would be appreciated.

In that subdivision you have a mix of homes that were built at three different times. The streets you mention are some of the older homes but still taken care of. Most were built by Fox & Jacobs. For the most part they are taken care of but there are a few that are not - which is typical in ANY neighborhood (there are 3 in my neighborhood I'd like to ship out  ). I know someone that lives over there that is in a rent house and likes it as she has been there at least 5 years. We know someone that sold their house that was closer to Centerville about 2 years ago and they had a contract w/in no time. They actually had to hurry up and FIND something quick to move into. The newer homes in this area closer to Centerville were built in the late 90's and still taken care of. The area is kind of tucked away a bit even though it borders Centerville on one side. Centerville does not see near as much traffic as one would think even in rush hour. Only if there is something really tying up Rowlett Rd in Rowlett does it get the detour traffic. Otherwise it is pretty smooth sailing as I take this road 2-4 times a day (route I take to get to one childs school). Pleasant Valley is the other main street right by there and it is pretty good and the only tie up is at the light at Firewheel Pkwy. Once 190 finally gets thru that will clear up. Across Pleasant Valley from where your talking about the homes are older and still taken care of. These have a little bit bigger yard and room between the houese but the homes are a bit smaller. All of the homes in this area are brick and single stories for the most part. As for the preserve, on this side of Centerville it is not much. On the OTHER side of Centerville is the parking lot and on pretty days no matter if it is in the middle of the week it is PACKED! Mostly bicycle riders as it has A TON of trails.

I had a quite a few friends when I was in high school who lived over there. IMO, the neighborhood could be maintained a little better. I believe there was a young man who shot some other young men who had stolen his bicycle a couple of years back.
Resale value is kinda stagnant for those types of homes. I watched values go up pretty high in that area, in the late 90's and early 2000's, but as of late there hasn't been much. The homes went for about $70-90k ten years ago, at some point the prices jumped up to where they are now.
The addition of the mall nearby might help property values. Unfortunately property values are a wait and see kind of thing. I think its a great entry level neighborhood.
Lately the property values seem to be on upswing around downtown Garland, particularly with the older 2/1's under $100k.

How about the 1950s homes in the 75041 zip code? Streets would be Marydale, Glenbrook, Sheridan. I haven't been in this area yet, but my realtor said there are some nice, older homes with character.
BTW, the Villages of Valley Creek area has been my favorite so far, but I'm having a hard time finding homes below $125,000. There is one house for sale on a cul-de-sac. Super cute, except it's a foreclosure and needs the entire foundation repaired. $20,000+ no thanks!

West of Glenbrook tends to be a lot nicer than east of Glenbrook. My old neighborhood was just west of Glenbrook near Garland H.S. and central park. It was a very well maintained neighborhood. I believe it recently got historical designation, so it will be staying nice for a while.
I would suggest looking mainly in 75044, but there are some nice home is 75042 as well. Property values for the older homes in and around downtown just keep going up. If nothing else it makes a great investment.
Look at streets such as W. Avenue E in the 75044 ZIP. In 75042 look just north of Walnut.

We owned a home a number of years ago on Phoenix, which is the other half of Pueblo when it curves around. We tried to sell it at one point and couldn't so we ended up renting it out. We have now sold it and are so glad to be done with it. When we first moved over there most of the homes were owner occupied and well kept. That street for the most part is still pretty well kept, with some exceptions, however streets on either side are not. I was in the area not too terribly long ago and what used to be an OK little convience store has now apparently become more of a beer store with bars on the windows and lots of neon beer ads. The home I saw for sale on Pueblo is on the other side of Pleasant Valley from where our home was so it's newer but overall that neighborhood is in decay. If you like the general area I would look closer to Lavon (I think they call it Carriage House Estates), that area still seems to be very well kept, though I think those homes are slightly more expensive. If you are looking in the area drive down Pueblo or Phoenix north of Pleasant Valley, when the street curves and changes names there is a house right in the curve that is horrible. It looks like it should be condemned. That house is the reason we lost 2 buyers for our home which was almost at the other end of the street.

I was just referring to the area around downtown Garland, part of it is 75040, and part of it is 75042. The 75040 part is the better of the two. 75044 is nice, I live in 75044.
