The builder (Hawkins Welwood, a "boutique" Dallas based luxury custom builder), coupled with the location (most prime part of West Plano) and the development (small lots targeted at "lock & leave" multiple home owners or empty nesters downsizing from adjacent Willow Bend / Gleneagles).

Yep, got a client buying one and they are Luxury Price and Location.

Finishes are nice. "End unit" bumps up the price some as well. But yeah...it's just location.

Go one major block East, South, or North and the prices drop significantly (looking at the zillow map).

They are mostly sold out so obviously people are willing to pay for location, convenience, quality of home, quality of life and prestige. I've heard that some units went above million. Here is another one of these listed at $899k.

I personally think it is a crazy price for a townhouse. I guess just because it is new in 75093. At least doesn't back to Parkwood.
BTW, have anybody noticed the HOA amount...This is per month.

$318/month was mortgage of my first condo. It was very modest and my parents paid my down but mortgage was $325/month.
