I prefer the first one (2516), unless you just really need the extra space and/or pool. Not crazy about the decor in the second one -- weathered wood cabinetry will not be in style forever and that master bathroom already looks dated. You'll have renovations on top of the much higher price tag, and that wouldn't be worth it to me.

Why is your realtor recommending the second? Are the reasons persuasive to you (structure, resale, etc.)? Or merely taste? If it's just taste, go with the one you like. You're the one that has to live there.

One of these listings was discussed here few days ago, may be you can search archives. However, I prefer second one. I have seen both as they are 10 minutes from my place but can't say much about the interior. You can't beat location and schools so you are on right track.

I also like the first one (2516) better. I'm sure your realtor would be thrilled if you bought the second one, it's ONLY 65k more...

Never met a realtor who didn't want someone to buy the most expensive house they've been shown. It's all about the commission.

I like the second home because it does not back up to Midway. That is worth some premium per sf vs the other home but not as much as the asking price indicates. Both homes are nice from the pictures shown. The location etc are great as well. Have the realtor give you comps for both homes, which may be the same ones but you need some indication of market value different between backing up to Marsh vs not. Good luck and thanks for asking

Her rationale is that second one has bigger lot, backs to a creek, has more curb appeal, got a pool, which justifies the price diffrence. Her COMPS for the area indicate that homes with views and privacy sell at a higher price and kitchen cabinets can be easily restained. Of course, children love the pool and idea f fishing in the creek and getting a tree house.

I like the area and schools have stellar reputation, price is a bit high but if you compare it to newer homes in similar area then its very reasonable with plenty of savings to personalize finishes.

Lol! It doesn't look as distressing in person but we'll restain it if we ended up there. Quality of the cabnites is very nice. I like the price of the other house, its on the lower side for the neighborhood.
