My family will be relocating to McKinney. Can anyone who currently lives there please help me with the following questions on where to look for a house? We are looking for the items below…or at least most of them.

1. House for 250k or less.
2. Good schools (2 kids in elementary)
3. Family oriented neighborhood
4. Parks, bike trails, YMCA or similar close to community.
5. Sports programs offered close by … soccer, basketball etc
6. Tree lined streets…or at least not completely new bare areas.
7. Community Pool.

I read a lot about Craig’s Ranch. On the surface it looked like a good community…..then I looked a little further and saw all bad comments. Should we really steer clear?
Also, saw some reviews on Stonebridge Ranch that look great and I did not see anything really concerning. Is it reasonable to find a house there for 250k or less? Would this be the best area if looking for the items mentioned above?

Stonebridge Ranch is a great place to live and answers all your concerns. There are quite a few villages in Stonebridge where the homes are priced under 250k. The entire area is kid friendly - kids walk to the elementary schools. There is a library, grocery stores, doctors, dentists, etc. in close proximity. Good luck.

Stonebridge Ranch is a great area, but I think the OP will be hard pressed to find many homes for 250k or less. They are out there, but average pricing for SR is probably more like $300-350k. There are several neighborhoods close by Stonebridge that are also very good, check out the Winding Creek area, some developments there average about $250k. There are some brand new developments being constructed right now that are also in your budget, like Silver Oak at Winding Creek. There's a brand new dog park about a mile away, park/playground at Walker Elementary which is within walking distance, and plenty of things to do in the area.

As far as Craig Ranch goes... most of the negativity I think comes from the people who moved in early and paid huge sums of money for their homes, while being told that there was going to be a ton of development in that area, and it never panned out. There are lots of people who are deep underwater on their homes there. CR has a great location and if the rest of the development ever gets off the ground, it'll be a great place to live I think. Right now however, it's a big gamble IMO.

Is Brookstone a new community? or smaller than Stonebrook Ranch? That's the 1st I've heard of it.

What is the avg for HOA dues in Stonebridge? ...for a 250k house?

Brookstone is a small community situated between Stonebridge and Craig Ranch. Lots are bigger 65 x 120, Frisco ISD, $375 hoa. Ashton Woods and Khov are the builders. Right of 121. Offers rear and front entry garage homes well within your budget.

Stonebridge dues are the same for every homeowner - around $700. There are two community pools (one has a beach), tennis courts, youth programs, well maintained common areas and much more. There are quite a few villages with home prices below 250k.

Stonebridge Ranch, hands down. There are several villages in that price range, but the homes might be slightly older (1990s). It is by far the best master-planned community in McKinney and has won numerous awards as one of the best in the country. As far as McKinney is concerned, I really don't see how you can go wrong there.
