We are planning to take up a new lot construction with one of the first texas homes in frisco (specifically ridge view at panther creek). Any recent buyers can share their thoughts on incentive/discount on upgrades?

Anyone building residential or commercial in Texas should not rely solely on the city code official's inspections.
They should hire their own third party phase inspector that is professionally licensed and consumer protection oriented.
Carefully vet your inspector!

Vicky always has several inventory homes on the ground. You will be better off to purchase one of those. You will get a much better deal. She always loads them with upgrades.

Inventory homes are good, but they have tons of upgrades and overshooting our budget. We couldn't get any discount or incentive, they claim that the incentives are way too less and they are playing hard ball, buyers market is so tough to get a deal. In feb, they did give few of my friends a 40% discount off upgrade prices.
