A friend of mine was talking about some time traveling and asking which year between 1995-2015 would be ideal to go to buy a house? Which one would you pick?

You picked a bad time to ask this question. The Census for median home prices is down due to the government shutdown; if we're time travelling back in time, then home prices will likely be much less as a percentage of income in 1995 than 2015, but it can't be verified right now.

Looking at this chart though, you'd be a fool to choose to buy anything past about 1998 if you had to the option buy earlier and knew what prices would do over time.

2010-2011 was a very good time, due to housing prices being at or near bottom, and also, interest rates being at all time lows. Interest rates in the 90's were much higher than they are now, about double current rates.

I agree, 1995 & 2011 are the ones I would pick.

Definitely Mid 2011 to Early 2012. Lowest ever interest rates during that time is the icing on the cake.

I don't know about DFW, but in LA, I remember the housing correction in the 90's bottoming in the spring of 1996. Then it was a steady climb until 2006, in which it seemed to plateau, then the crash began in August 2007. As far as post crash, I was tracking a few houses on Zillow on a monthly basis, and they all bottomed in February 2012. They have all steadily climbed ever since.

Bought a house in Plano in 1978 and sold it for $30k more a year later. That was a screaming windfall in those dollars back then.
That was a very good time!

1995 was a very good year for me. Doubled my money when I sold in 2003.

We're pretty happy with our early 2012 buy, but I think 2011 would have been even a little better

We'll never see those days again. I bought a house near White Rock Lake in Dec. 1977 for $35K, sold it 16 months later for $59K. Guy driving by saw the sign in the yard before it even hit the MLS and offered full asking price.
