$1800 a month will buy a nice house in most DFW suburbs. For example, it buys a 2000 sq ft 3/2/2 on a typical lot in Grapevine, including escrowed taxes and insurance.

Paying that much for a 1/1 apartment in Addison is really throwing money down the drain, IMHO.

Most apt places are using revenue management software that allows them to maximize the rates. They can gauge how much price sensitivity there is a daily basis. The fact you came back means that you like the place. Which is just another data point.

The best way to manage this is to look at places nearby to know what the rates are, then go back to those places. Then shop next door.

Of course, if the places are all managed by the same outfit OR they are using the same hosted software, then they know you are shopping hard.

Have to agree with this. You can get a nice house in Carrollton on the Greenbelt for that. And with equity rising, you will make money.

Buying a house requires a downpayment and either a large contingency account or a few trips to Home Depot and probably a lawn mower. There is no Apartment Depot. Renters insurance is $80 a year.

Buying a house for $1800 and renting for $1800 are not the same thing.

Along with the ability to be EXTREMELY flexible in your moving situation. Before kids we had the opportunity to move the Hawaii and San Francisco at almost the drop of a hat without much concern(San Fran couldn't justify the increase in COL and Hawaii was a few days away when we found out we were pregnant with out first kiddo). If we had owned a house that we had just began to make mortgage payments on, it would have been a completely different story.
