I am browsing $400k - 650k homes in DFW, what is your advice regarding swimming pools.

If you've never had a pool before, think seriously about the commitment both in time and money. Pools take a lot of maintenance just to keep the water clean and leaves out of the bottom; either you do it yourself or you pay someone to do it. That's not including the extra water and electricity usage or higher insurance premiums. Think about how often you'd really use it. Be honest.

It's almost an expectation that homes above $600k have a pool.

In general, great advice. For someone buying a $600k range home, I would guess the $150 in monthly maintance & chemicals (outsourcing it, cheaper yourself) and extra $50-100 or so in water/ electric would not be a deal killer. I don't even think we spend 1 hour a week on the pool; maybe so...about 10 minites every other day?

I'm sure our insurance is higher than with no pool, but my guesstimate of annual insurance as a % of home value (based on our prior no-pool homes) was almost spot on so the pool factor was nothing really....except the home being worth more for having a really nice yard/pool/kitchen in the backyard.

When we were looking, I didn't care whether the home had a pool or not. Now that we have one, we (and our friends and family....) love it and the costs & time are not a huge expense for us.

I agree. I've seen people buy houses with pools and absolutely hate them.

You either 100% want one or you don't get one.

I agree. For me, a house with a pool was a dealbreaker. I managed to make friends with someone who has a pool so I can get my swim on from time to time in summer but even when I go over there in my bathing suit, I usually don't even get in. I would be a terrible pool owner, I'd hate life.

If you have kids I think you want a pool. I would rather have the kids at my house than my kid's friend's house.
