Can someone tell me a little bit about the area around Lake Tawakoni, and the amenities? My husband and I are looking into starting a business that we'd love to be near a lake and if he accepts a new job in Royse City, this seems to be the closest.

Short answer: West Tawakoni is a small, low income town with a pretty bad drug problem. The lake is really, really low right now due to our prolonged drought.

Royse City isn't bad. My sister lives there.

Royse City to Lake Fork is about an hour away. I haven't been there in ages so I can't comment on water levels, etc.

Royse City is close to Lake Ray Hubbard. But if the business is centered around fishing, Lake Fork is the best largemouth bass lake in the state.

What kind of business are you starting, Lake Tawakoni and Fork are mostly work class folks. I would suggest you look at Lake Ray Hubbard. The drive to Royse City would not be bad at all.

Thanks. The plan is to start a cabin rental getaway business on a nice piece of property while keeping the day job. If he gets the new position in Royse City, that would make it more possible to find and live on a nice piece of property, but I am not familiar enough yet with the towns out around those two lakes. I think Lake Ray Hubbard might be a little too close to the action for a business like that.

Actually, Tawakoni won't be good for that either. It's not the kind of lake that attracts that kind of business... Quinlan doesn't even have a decent motel...

I would say to look further into east Texas, but that's too far away from Royse City.

Hubbard would be prohibitively expensive. Real estate near the lake is $$$!

Quinlan is a town with gas station Popeyes and a Walmart. That's about it.

There are a couple of parks like this around the lake. Most notably, Wind Point Park but there are many drunks and druggers there also. The Quinlan area is eaten up with meth heads and thieves so the weekend business from Dallas is what you would get. Winter there would be no business. The hotel in West Tawakoni is considered " Uzi mandatory " as opposed to " Uzi optional " for the rest of West Tawakoni. Also, you would have to contend with the Sabine River Authority and down here they are equivalent to the new "Reich". Lake Fork is better and so is Lake Whitney.
