So I get the letter from Collin County Appraisal District. My house value went up 7% from prior year. Big jump relative to history. But judging by the Dallas CAD thread, most of you are going through the same thing. I keep reading about needing to protest. Here's what I've gathered thus far:

1) Bring documentation showing the terrible shape the house is in, thus negating the increase in value...Well what if you dont have a house in terrible shape? Nothing wrong with it as best I can tell.

2) Get documentation showing homes in your area are selling for less...I've seen people bring up Zillow and Trulia. My understanding was that neither one of these is really that reliable. So what do you guys use?

3) I'm also understanding that CCAD can legally raise your house value up no more than 10 per cent if you have the homestead exemption (which I have). So since the increase was only 7 per cent, would I be able to protest? And would it be a waste of time since it's under the 10 per cent cap?

Anything else you guys can think off, I'm all ears. I've only owned the home 2 years so this is all new to me.

Pull out the inspection report from your house purchase; it should be in your paperwork. I guarantee there's stuff wrong with your house. It may not be wrong enough to bother you or require repair, but there's no such thing as a house that has nothing wrong with it.
