My spouse's mother passed about 15 years ago, she left a house in Garland, TX for all four kids now adults. My father in law divorced at that time from mom was given the chance to stay in the house, pay taxes until the kids grew up and eventually them wanting to sell the house if need be. My brother in-law wants my wife's part and her sister's part of the house (buy them out pretty much) and wants to remodel the house etc.. Everybody is on board with the decision but the only problem is that we only have the testament but we do not have the deed under mom's name, we only have the previous owner's deed.

I hope somebody points us to the right direction on this.

get a lawyer
advice here is cheap and while it may be accurate--how would you know
at least a lawyer you can sue if he's wrong

Find a good Garland Realtor who can direct you to an Attorney at a local title company.

The Title company can run a preliminary title search and see who's on the deed and advise on the will or inheritance.
