What are some good established neighborhoods with big trees, away from suburb etc. in the North Dallas area with good school districts. My job is in Richardson, but I loved the neighborhoods in Flowermound, Southlake, Keller area. Unfortunately it would be a long commute from that part of the town to work or is it manageable?. Is there something similar towards north or east side like Parker, Allen, Wylie etc.? From what I have seen so far, all are new neighborhoods with no trees, backyard like a football field etc. Budget is below 500k

Your job is in the land of established neighborhoods with great trees & schools!! Take a drive through the Northwood Hills and Canyon Creek neighborhoods. Both are beautiful. The yards in Northwood Hills are huge - some .5 acre or more.

You can find what you're looking for in Richardson. Get thee to Canyon Creek. Also check out FND (Far North Dallas). Zips 75080 and 75248. Most of FND seems to be zoned to Richardson schools.

I just closed on a house in Canyon Creek. I agree with the others- check out that neighborhood. It's established, has big trees, good schools, and we were able to get a house with character and a decently sized yard. With your budget you should be able to find something nice!

1/2 an acre is not a realistic expectation at that price point.

As I stated, I am looking for any place in the north, north east area. Doesn't necessarily have to be Richardson itself. Somewhere around 30 - 35 minutes drive to Richardson should be ok

Try searching .4 acre. A lot of homes are on the 105x180 lots which are a bit under .5 acre but still feel absolutely huge. No noticeable difference between that and a full 1/2.

Also keep in mind there is less than 1 month's inventory for sale in many neighborhoods right now (vs 6 months which is considered "healthy") so just because it's not listed RIGHT NOW doesn't mean it's not there. Also find a realtor who focuses on Richardson and will have knowledge of off-market listings.

I'm sure you can find your budget + size + lot criteria in Prosper, Parker, Murphy, maybe Lucas, etc but the trade off is going to be established neighborhoods & mature trees.

There is also a Pending listing at 14415 Meandering Way, 75254 that is a 4/3.5/3000sf on a almost 1/2 acre lot that was listed at $469k. Very nice listing! You can easily google the address and find pictures on another MLS site; realtor.com doesn't list pendings.
