In particular Mercer Crossing Area.

What is this area like?
Is Farmer's Branch growing on the up or declining?

Looks like a rather confused area in the middle of old declining farmers branch to the east and a nice happening place of las colinas as to the west.

I technically live in Farmers Branch, but I am across the street from the Galleria, on the tollway side. When i originally moved in I loved the area.. and still do.. but.. it's rather odd. One side is vibrant with restaurants and shopping.. the other side is very industrial until you take Alpha to Midway - and well I dont care for that area either.

Both of these things are due to the city's master plan, which concentrates residences in the center 50% and industrial development in the west and east to arrive at an 80/20 industrial/residential tax base split. The city's not likely to zone many or any new areas in the east and west as residential because it would typically be a net loss in tax revenue with more people using city services as well.

The rule of thumb for me is: If the area is one of the most talked about, then I would consider it on the rise. Let me tell you, Farmers Branch isn't even the first 10 talked about...

:-)

Agreed..... I didn't even realize I was in Farmer's Branch until I actually signed my lease. My leasing office (which is within my apartments) actually is considered Dallas. Across the street is Dallas.. and less than a mile up is considered Addison. lol so...... I just say say I live at the Galleria, since I am across the street

Sometimes cities that are growing rapidly devour space. Have their been new businesses in the area or have establishments left?

Look north in Carrollton instead if considering buying.
