I'm spending my weekend here in a lake house and must admit that there is more potential than most people give it credit for. Its a much better alternative vs some popular exurbs, specially if you can get a lake view home. Those digital notice boards for community news sure are cool.

Most people don't want their kids in terrible public schools. Other "popular exurbs" as you say have much better school systems. I'd go to Frisco or Prosper schools any day over Little Elm.

Yeah, may be not for school age kids or people with jobs in Dallas/Richardson/Irving or beyond but if you use same theory as other exurbs then it's just a matter of time that these schools start performing off the charts and 121 is the magical solution for any long commute.

I wouldn't consider anything south of 380 an exurb.

Schools in Little Elm have improved marketedly over the last several years. New school construction. With the reconstruction of 423 and the toll bridge, this area has opened up and much more attractive as a commuting suburb.
