In Rolling Ridge, the highest PPSF that sold in the last 6 months was 121. The lowest was 69... however the median has been 95 for homes between 3700 and 5200 SF.

We moved in last year, brand new. The quality here was the same as Sotherby, PT actually included more standard than Sotherby. We just were irritated at the selection process and upcharges for any extras... it felt like we were being nickled and dimed, but still wound up paying much less for PT.

I guess it's different neighborhood to neighborhood but we just couldn't see how anyone was buying the Sotherby homes for 60-80k more when it had less to offer. But I can't complain because I'm guessing the home values will equalize once building stops, and the market recovers. We'll be here at least 10 years, so maybe we can capitalize on that higher price per square foot that Sotherby was charging

Default RR in Murphy

We paid $79 a sq foot for our three year old Sotherby last fall (yeah, we got a deal on a foreclosure--sorry existing homeowners). We absolutely love Rolling Ridge. However, one question if anybody is out there. How come they didn't put in a community pool? Or a better playground? Seems to me for one of the nicest communities in the area they sure went cheap in that department. Thanks!

I wouldn't be too concerned about the lack of community pool. The one from my previous neighborhood was closed a lot and the upkeep was mediocre.
Not saying that this is typical but I wasn't too impressed with this amenity.

I think that because of the price range of the community, the builders assumed that most homeowners would prefer/afford to have one in their backyard instead of having a higher HOA.

I WISH we did not have to pay for a community pool. I've lived in 3 HOA's and the last 2 have had a pool w/ the current one also having a clubhouse. The clubhouse is GREAT as we only have to put down a $25 deposit to use it. Been great for birthday parties, club meetings, etc. Most everyone that likes to swim around here has a pool. There are two neighborhood pools right by me and hardly EVER see anyone at them.

nsumner is exactly right. The thinking was that with the "oversized lots" that there would be a lot of backyard pools. And there are.

And there one good thing about it. Phase 1 and Phase 2 (which the builders refer to as Phases 2 thru 6) are two legally seperate entities. They started out as one HOA and when it looked like the folks in Phase 1 were going to be stuck with a developer they hated in control of their HOA for like 10 years they opted to pull out. That created some issues with splitting things up. Like adding new sprinkler controls, etc. I can only imagine the nightmare if there'd been a pool involved. Part of RR would have access to the pool and the rest wouldn't.

We actually have made a point of trying to keep the two HOAs working together to ensure that it's really just one neighborhood - social events, the garage sale this weekend, landscaping, etc.

I'm glad you are enjoying RR. I've been here for a little over 2 years and absolutely love it. I've made some really great friends here too.

Oh and the playground. That's actually a city park. There was talk of adding a shade structure and some other amenities and one gentleman went to the park board and said RR didn't want that. Not exactly true, what the neighbors didn't want was the less than attractive shade structure proposed. But the park board put Liberty Park on the back burner.

There is a playground at Hunt Elem. that is more appropriate for older kids. And the current Council is really wanting to focus on park improvements. There is a Parks Master Plan being updated and Monday night the park board told Council that they would be looking for community input on which 3 parks they should focus on next. I usually send out an email to the HOA's RR Google Group when I have updates like that. If you aren't on that, lPM me and I'll get you added.

RR is a pretty dialed in community and mobilizes really well when they need to be. So I think we'll get a good turnout to let the park board now that Liberty Park should be a priority.

Thanks for the information. I will pm you for the google group. RR should use Mustang Ridge (think that's the name) as the model. They have a fantastic playground w/ bbq area and swings that we go to quite a bit. I see your point regarding the pool. Plus most personal pools aren't as large. Oh well. Thanks again.

Recently moved to Murphy from out of state, looking for affordable part time summer camp for my children( Age 7 and 12) Preferable somewhere I can claim as a deduction on my taxes... Any suggestions would be appreciated.
