There is absolutely not one thing wrong with Garland, except ?some? people's wrong perceptions of a place they've never lived. And, I can assure you, we would never have lived anywhere that wasn't safe or a great area for a family... in every respect. And, I personally would much prefer northeast Garland over Flower Mound any day of the week!

Relax Jen, It may sounds bad, but it doesn't have to be:

First, for a family of 5 you would need at least 4 bedrooms, 2 full baths, 2 car garage, and to be modest 2000SF... as of today there are only 3 homes on the market with this criteria in Flower Mound. Sorry but Realtor.com don't update their information often enough and homes that are under contract still show available. Agent just use it as a lead generation site.

So out of these 3 homes, one says "needs TLC", another one has been on the market for 9 months and the agent didn't even take pictures of the inside (this could be lazyness or that it's pretty bad) and one actually looks pretty good.

That said, you probably want to check into other areas where your husband can get to the airport within a reasonable time and still be in a desirable area.

Plano has about 15 homes right now on the market.
Carrollton has about the same number of homes:
Frisco has a handfull, so does Richardson.

The one area where in your price range you would get a newer house with more room is Little Elm. It's a smaller town that is experiencing a lot of growth. Commute to the airport would be easy too. There are lots of homes to choose from there.

Your yearly homeowner's insurance would run about $800-1100.
Utilities on a house would depend on how energy efficient the house is. Always ask for utility bills from homeowners and ask them what temperature they set it for. Gas heat, dryer and cooking is usually cheaper too. I would say may be as high as 350 in the summer time (3 months) and the rest below $200.

Water/sewer/trash are in one bill here and depending on your usage (ummm let's see 3 kids, lots of laundry, showers/baths, sprinkler system) I'd say 160 a month max?

Car insurance... that is based on your age group, type of coverage, driving history. I'd guess about 600-700 a year??? check out some websites and get free quotes such as progressive.

As you may know, there is no income tax in Texas but we have a higher property tax rate. Here are a few

Flower Mound: 2.05
Carrollton in Dallas county: 2.55
Carrollton in Denton county: 2.22
Frisco: 2.13
Little Elm: 2.23
Plano: 2.07

Sales tax is 8.25

If any of these places don't work for you, don't worry there are plenty of others to choose from. You're doing the right thing by starting your search early. Lots of knowledgeable people on this forum.

Default Flower Mound Area

I have lived in Flower Mound for 14 years and feel very safe in this town. Check out schoolmatters.com and evaluate the Flower Mound schools as opposed to other mentioned areas. The school district name is Lewisville. You can easily find a home in Lewisville that will put you in the same school district as Flower Mound. There are homes for $160,000 and under in FM but not many. Most are in a subdivision with home 25 years old. Still not a bad area. Flower Mound elementary is located within the subdivision.

Do you know what Garland tax rate is? and also is Dallas property tax lower then Austin?

Taterhead, you can go to Dallas Central Appraisal District and look up every city and taxing entity for Dallas County (for those other cities in a different county there is a link). You can also look up the property taxes on any property you may find to get a MUCH better idea on the actual property taxes paid and how much they have gone up in recent years.

For Garland:
