My house closing was scheduled for 29th of this month. Can we close the house on Jan 1st or 2nd? Do the sellers agree for this? If they ask me to pay per day, I might be willing to pay that!!!! But is there is any advantage other than the house build date will come as 2015 instead of 2014. Also do the sellers has any advantage in closing by end of the year?

The builders want the date to be before the end of the year so they hit their goals and get their bonuses.

Read your contract regarding delays. Ours had a clause that whoever caused the delay in closing was charged $100/day.

Oh and there's not a chance in Hades you'll get a closing on January 1. That's a major holiday.

The build date is when they filed the permit with the county to build the house. It will read 2014 in the tax records no matter when you close.

When I sold my home earlier this year my buyers delayed the close by a week. I really had no choice as the seller to agree or put the house back on the market. The close went off without a hitch, just a week late.

Thank you all for the inputs.

Rakin: Thank for the details. If that is shown as 2014 even if the closing date is 2015, then I am okay to close on 29th itself. One more reason I wanted to postpone is, we see the auspicious days and I looked in to the wrong time zone calendar and I thought 29th and the following days are bad days. After seeing the correct calendar, 29th is actually a good day

I think that was the reason, they were very firm on that date

If you don't own the house on January 1, you have to wait another year to file for your homestead exemption, and pay the full taxes for that first year. Ouch!

And this is a biggie that can save you $$.

Your Builder may really want to get the house off their books for this year. They would probably have an issue delaying closing.
