Ok so we finally decided to stop renting and buy a house. We got pre approved for way over what we are willing to spend, our budget would be 200K top.

We have been looking in Richardson, Plano, area and have seen a few homes but I hoping to get some bearings on the areas of Plano and Richardson that are good and the areas to avoid.

We are looking for a 3 Bedroom house that is livable might need some upgrades but were ok with that as long as everything is functional and we can upgrade as we go.
Do you think that more housing inventory will start becoming more available soon?


Thanks for any advise that you guys and gals might have

Traditionally, the spring market kicks off in March with many people putting homes on the market to get into their new homes before the next school year. So will more be coming on the market? Yes. Will a larger % of them be under $200k than the current availability? Doubtful. Home prices are supposed to rise another 6-8% this year.

I would think so. We are getting our house ready to sell and our realtor pretty much said that selling in these months of January and February could be tricky because of the weather. So we will probably wait until the end of February, maybe early March to put our house on the market.

As a GENERAL rule, east of 75 is the lower end portions of both Richardson and Plano.

Yes the amount of homes will double or more come about March-May.
Buuuut..... The amount of Buyers will triple or more also.

The shortage can get worse at that time, be prepared to move quickly when you see something you want.

So to post an update we got an offer accepted on a house in Plano in the 75023 area code close to Custer rd! Thanks for everyone's posts!

Have to disagree 75082 is east of 75 and is one of the best areas of Richardson. That why General Rules are usually not true

I doubt he was referring to the Richardson Panhandle (yes, that's what it's called). Even in Richardson, a lot of us forget that it's there.
