I'm afraid to ask....what does a typical commute look like from FM to Las Colinas...leaving 7am returning 6pm?

Depends which part of flowermound...

The main choke point would be near Grapevine mall.
7am will be fine here but 6pm is very bad (10-20 minutes just trying to take the exit).

I had a friend who did that commute. She often took various surface streets instead of suffering the jam going north on 121. Its a pretty tough commute to FM from anywhere, so from Las Colinas at least its not too many miles....

Depends on where in Flower Mound and where in Las Colinas. It takes me about 35-45 minutes in the morning to go from Lantana, which is north and west of Flower Mound, to downtown Dallas, if I leave at 6:45.

That is pretty good for Lantana.
I thought it would be much more than that with no highway from Lantana.
I guess 6:45 start helps..

I avoid highways at first. I go down through Wellington on Flower Mound Road, down 2499, and then go 2499 to 635 to 35.

The only real backup point is by Grapevine Mills, where they seemed determined to make it as difficult as possible to go anywhere.

While that is a headache right now due to construction, the new bypass and entrances to 121 will eliminate the bottleneck around the mall.

Commute - South FM is 15-20 minutes. North FM is 25-30 minutes. Also depends on where you are going in Las Colinas.
