Yeah, I have no idea of what the rumored move mentioned above is. I'm just saying that that particular move should have very minimal impacts on relocation numbers.

I agree with you, unless there is a surprise, very few net new jobs will be created/mowed into the area.

Those people may not want to drive an additional 30-40 minutes per day to the new office location and may move. JCPenney's first Dallas office was at the Galleria and a lot of people did move from North Dallas to Plano once the HQ campus opened.

Overdog picked up one snippet of my initial post and didn't quote me, making it look like he was speculating on Rakin's rumor. Rakin hasn't indicated which company is considering a Dallas relo in 2015, just that it's someone bigger than Toyota (which FedEx most certainly is not).

I actually have no info and it would be at much higher levels than this lowly peon. The rumor was told by a local RE Attorney who is pretty well connected. I'm sure there is many a confidentiality agreements attached to these moves.

And it may all be bogus.

There are a lot of rumors floating around. I wouldn't be surprised if you're right.

Any idea about trends for communities closer to Dallas, such as Lakewood? I know Plano will be hot due to the moves.

The same forecasting group I linked above predicts 10-11% annual appreciation in Dallas County from 2015-2017. Of course, that will vary greatly by neighborhood but that's the average expected....again, assuming no sustained downturn in oil prices or the stock market.

Lakewood has a lot of tear down and new build activity so that's quite different from Collin County. The dynamics are driving all prices up regardless of condition.

Because of the price increase, our landlord has decided to sell the house we are in. We are looking again, hoping to find something that we can rent long enough to get our youngest through middle school, then buy when he is in high school . The thoughts of the writers today seem to be that buying is a better option today vs a year or more, since State Farm and Toyota are coming to town. PS. We have loved living where we have, infact this is this best house we have ever been in, we don't want to leave. We love the Murphy area, it's been wonderful.
