Hey there-

I'm looking to get a foundation inspection on my house in Rockwall, TX. I've heard a lot of conflicting info regarding whether or not one should contact an engineer or a foundation company. Any guidance is appreciated, and if you could also pm me the names of recommendations, I'd really appreciate it.

Basically, I'm seeing these issues: crown molding is separating from ceiling in a few rooms; hairline crack in patio; vertical cracks in tiled corners in shower; one crack on the tiled kitchen floor in the grout. I've heard this could be normal settling, and in the case of the crown molding it could be seasonal (drying out). So far, no sticking doors/windows and no diagonal cracks. I'm afraid of the answers, but want to be proactive in case something is wrong.

Also, what should I expect to pay for a foundation inspection on a 3700 s.f. home?

Structural engineer. He gets paid for his work no matter what he finds. The foundation company has an incentive to tell you that there are problems they can fix...for a fee.

I contacted a highly reputable structural engineer you will see mentioned numerous times on this board. I paid him 400 for his junk opinion. His recommendation was pure crap. I went with a highly rated foundation company and now now my foundation is in fantastic shape

Can someone recommend good foundation inspection (home purchase option period) as well as structural engineer?
