Plano can be very materialistic especially if you have kids. Just drive by the local high schools and take a look at the cars the teenagers are driving.

But as many have said before this post, the materialistic aspect of Plano has spilled over to other cities. Murphy is a growing city and has a small town feel. Richardson, in my opinion, is kind of outdated. Many of the homes here are older. As for Allen, I've never lived there....so can't comment either way.

Personally I would not buy in East Plano. I lived in Plano for over 20 years and still visit often as my family is there. West Plano is your best bet. McKinney and Allen are great too. I really like McKinney.
Also there is Rowlett and Rockwall - lots of new growth there.

What is your definition of "materialism?" Far West Plano has a great deal of wealth. You will see teens driving expensive cars etc. there. Does this translate necessarily into "materialism?" If you define more specifically what your concern is, it might be helpful. Again, personally, I don't see Plano overall as anymore materialistic than anywhere else. Is there some extreme wealth in some areas? Yes, but Plano has a wide income range. Depends on where you locate.

That's a pretty small thing to consider. Los Rios CC is on the edge of what is considered around here to be "Los Rios." That part of Los Rios between 544 and Plano East HS and the area directly to the east and west. Also known by some to be "Deep East."

The CC has lost clout because there are other clubs in the area, many other dining and recreation options and a total lack of marketing.

The neighborhood is older, established but still has lots of nice homes. It's also pretty quiet and has a park quite close by.

And with Murphy's current rate of development, it further strengthens the surrounding areas like Los Rios. The notion that east Plano is undesirable is good in a sense... it keeps people with that mindset on the other side of 75.

The homes in Los Rios are nice. It's the surrounding areas. The Senior High is good, however some of those feeder schools are not where you would want your kid to go. I haven't looked at figures but I would imagine this would affect your property value. Once you leave the neighborhood itself you can see how the surrounding area changes considerably.

The property values in the far eastern side of Plano are not going down and neither are sales. The area is VERY appealing and home to many top execs in the Dallas metroplex. The head guy over at TI lives just east of Los Rios. In that area it is Parker but Plano ISD. The homes are BEAUTIFUL and on acreage. Sure there are some older areas of much smaller tract homes on the east side of Plano near Los Rios but those exist in West Plano too. I'd take Far East Plano over West Plano any day. But one would recommend Rowlett over East Plano.... no way. If you don't like the lower end older homes of East Plano your surely not going to like there. Rockwall is fine and totally different than Rowlett.

Yeah, if "very nice" is code for "$300-400k for a 1300' house".

I visited one of these projects accidentally while househunting in Richardson. Small, nice enough house, totally overdone on the inside with luxury fitment. Two high-end skirt-twitching powerseller agents onsite. I saw the flyer with nearly $400k on it and assumed it was for another one of their houses in HP or UP. Nope, this was the one.

Holy crap. No thanks, buster. We got 50% more house for 1/3rd the price with much better neighbors about a mile southeast of that location.
