We saw a nice duplex on Penrose closer to Mockingbird for $1,400/mo but we were hoping to find somewhere similarly priced that is further south closer to Trader Joe's and the bars/restaurants in that area. I know that's a "hotter" area in term of walkability, but I was hoping that it being zoned to an inferior elementary school would make up for it (we don't have kids). But I haven't really turned up anything on Zillow or Trulia; the only properties in this price range that far south are further west toward henderson or further east toward Skillman. Is it realistic to think I can find something for $1400, or is it pretty unlikely?

Many duplexes will just have a sign placed in the yard and not be listed on Zillow, etc.
