Default Avg price for sq ft in Emerald Valley???

Hi Experts,

I want to buy a single family home in Emerald valley (in between 635 and Hackberry Road) built buy Monetary/Meritage Homes...I am trying to get some statistics about the area like

1. Avg price for sq ft
2. Statistics about Coppel School District
3. Home appreciation/depreciation in this area
4. Affect of Crow-Billingsley Group purchase and development of new town homes (price starting at 290) in another 5-6 years time frame

I am planning to own the property for 5-6 years and I am afraid with the current economic situation about selling the property atleast with a break even....please please help me

Did you get answers to your questions? We also just started looking for a home in Emerald valley and surrounding areas. In fact, we are also planning to keep the home just for 5-6 years and trying to get answers to the same questions that you have. When I saw your post, at first it looked as if I only posted it! Looks like we are in the same boat.

I really don't see that area going down in prices anytime soon. It is still highly desirable and I feel will just increase as it has all along, especially that Blackberry are moving their US headquarters to Irving. They will occupy 100,000 SF a 6 building office complex along 114.

As far as coming up with accurate comps for Emerald Valley, the numbers would be innacurate because about 95% of the builders sales, Monterrey, Ryland or Meritage are not published in the MLS, therefore unavailable.

Coppell ISD is one of the best in the country.

Thanks Naima...I felt the same but I am still unable analyze the effect of Crow-Billingsley Group's construction near this home site...for now it looks +ve because CSID will be building new schools (elementary, middle and high) in the proposed site. ...I am still waiting for other members opinion.
