Guys,

I really like the environment and life style in Canyon Falls, and am going to buy an investment property in that community, will rent the house for 5-8 years, and then sell the house once development has completed. But concerned about the location and competition, 3 good master plan communities nearby, Wellington, Bridlewood, Lantana. Also, $200/month HOA really bother me. Any thoughts?

Investments are all about numbers. Also this forum has not been very helpful for investing research. Try adding numbers like your investment, estimated rent, capex & opex, ROI, COC etc and you may get additional insights.

thanks for the update. All numbers depend on the location, and demand to that area. Canyon Falls is a new master plan community, and I don't know that area too much. Specifically, I am not asking for investment advise, I am asking for advise to that area, like, what kind of people would like to live in Canyon Falls, Flower Mound HS vs Argyle HS, what kind of family would prefer Canyon Falls than Wellington of Flower Mound ...

The biggest downside is you will not be zoned to Flower Mound HS at all...it is all Argyle ISD or Northwest ISD. I feel like Argyle ISD has the better reputation (and a pretty good one at that), but I know very little about Northwest ISD.

But you aren't going to attract anyone who is moving to Flower Mound for the schools. It is actually pretty far out there too..might as well be Lantana or Argyle itself.

That is my concern. Canyon Falls feels like Wellington 20 years ago. I truly believe it will be booming in 5-10 years. But at current stage, when I search Craigslist, Zillow, and TexasMLS, I couldn't find anything related to Canyon Falls. Just wonder what's kind of people/family would love to rent tin Canyon Falls.

there are railroad track cross both of Canyon Falls entrances. For twice, I noticed a train stop there, and blocked the entrance. Just wonder, how railroad track is going to impact the community? With builders like Toll Brothers, and Highland moved in, I assume Canyon Falls is going to be an upper middle community, just can't imagine the situtaion that both entruces are blocked by train during rush hour.
