These are the 2 main points to look at here.

Schedule

Phase 1 construction began October 2013 and is expected to be complete by mid-2017.

Phase 2 construction will be contingent upon fundiing and delivery method to be determined within the next 8 to 10 years.
Looks like you will be covered by Phase 1 in Highland Village so the construction should be finished in 2 years, but the traffic will be awful for those 2 years.

The ultimate $4.8 billion project would rebuild the entire 28-mile corridor will require two phases and will provide the travelling public managed lanes with dynamic pricing on managed lanes to keep traffic moving at 50 mph.
Yes, the traffic will be moving better in 2 years if you want to pay to use the managed toll lanes. The main(free) lanes will show marginal improvement from the traffic of today but as more and more people keep moving to this area it will continue to get worse.

If your office is close to a DART stop then you could hop on the A Train at the Highland Village/Lewisville Lake Station and then transfer to the DART Green Line at Trinity Mills

You'll be on the train about an hour to Downtown Dallas.

Monthly Regional Passes are $160

Shoot, just noticed the 1st post & last post on the 1st page. Didn't see the reply in the middle.

Disregard the info about the train.

Going to Addison, some days you'll better off trying to find the best route on Arterial roads. Download the Waze App or google maps and figure out the best route before you leave in the morning. Some days, 35 & PGBT will move ok but other you may need to look at a combo of 2499 to 3040 (Hebron east of 35) to Midway

Today on I-35 North in Lewisville a truck caught fire. I hear it is a banana truck. Yes we have no bananas today but the commute is long and hard. I have a friend who lives in Lake Dallas and commutes to Plano. He says the commute is an unrelenting daily grind.

Yup. Right this minute Google maps is showing 1 hour, 36 minute drive time between Addison/ Dallas Galleria area and Highland Village. Shoot me now.

Bwah ha ha ha ha ha ha ha!

Having driven from just north of there to Plano for TEN YEARS, I will tell you that you are nuts.

It has only gotten worse and worse and worse...so has Bush going east. And forget the DNT going south.

What realtor advised this!!!???

TRIPLE IT.

I wish I was joking.

Have fun spending 2-3 hours a day in the car.
Unless you commute off-peak (which thankfully I do most of the time).

It would be like deducting an year from your life and your car's life. If you do the math for driving 3 hours a day, every week day for 10 years then that means way too many hours in traffic. Your mileage may vary but spending a whole year out of life on I-35 is not how most people would want to spend their lives.

What if I drove south on DNT from Addison and then went West on 635 and 121 and took 2499 all the way up north to HV. I know that in non-rush hour the drive from 121 exit to HV on 2499 only takes about 15 minutes.

Anyone from Flower Mound drive to Addison and back? What route do you take?
